Moisture enters your crawl space one of four ways. Groundwater infiltration, water vapor from the exposed dirt floor, water seepage through porous brick or foundation cracks or hot, humid air entering the crawlspace through crawlspace vents or loose doors.
But encapsulated crawl spaces should also be built in a way that minimizes outdoor entry as well. Wall vents and wall openings to ventilated porch foundations allow the entry of humid air into the crawl space, which raises the relative humidity and provides a breeding ground for mold.
